One resident can be approved on their own or provide a cosigner that meets the above requirements. If one cannot provide that, they may pay a deposit that is equal to 1 or 2 months of rent depending on their credit and income.

Rent is due on the 1st of each month; however, a grace period will be allowed until 11:59 pm of the 3rd of the month. Online rental payments through the Resident Portal App can be automatically set up.

IS RENTERS INSURANCE REQUIRED?

No, however it is encouraged. Renters insurance is a policy you can purchase to protect your personal property as the management/landlords are not responsible for replacement to tenants. Replacement of your belongings if they are damaged, lost, or stolen could be covered. The Collier Companies does not promote any specific insurance coverage.

DO YOU ALLOW SUBLETTING?

Yes. However, the resident will be responsible for finding his/her own sublet. Once someone has agreed to take over the lease, both parties will work with the leasing team to complete any necessary paperwork.
